OVERHEAD COSTS FOR THE SALE OF A HOME

-SURPLUS VALUE. It is the increase in the value of the land, it is calculated based on the years you have owned the property. At Mercasa we calculate and inform you about the capital gain of your home.

-REAL ESTATE AGENCY FEES. The fees are paid to the agency that brokered the sale. They are usually around 3% to 5% of the sale price.

-CERTIFICATE OF HABITABILITY. Approximately between €200 and €300 depending on the population.

– Energy Efficiency Certificate. Approximately 120€.

-INCOME TAX. If you are a Tax Resident in Spain, you pay only a percentage of the profits obtained from the sale of the property, a percentage that is around 20%. If you are NOT a Tax Resident in Spain, you will be deducted 3% of the sale price of the property, which must be calculated later.
